FIVE TIPS FOR SAFELY CLEANING YOUR RAIN GUTTERS
Maintenance means everything: Ideally, you should clean your gutters twice per year. Maintaining clean gutters will help you to avoid drainage problems that could potentially lead to more costly repairs.
Climb on up: Borrowing (or investing in) a good, sturdy ladder is the key to ensuring your personal safety and to making the task as hassle-free as possible. Make sure that the ladder is placed on a flat, steady surface, and follow the rule of two: never stand on the top two rungs of a ladder, as it becomes very difficult to maintain your balance.
Protect yourself: Thick, heavy gloves are a must when performing this kind of task. Gutters may have sharp or jagged metal pieces as well as screws or nails that may pose a danger to your hands and fingers. Want additional protection? Safety glasses are also a good idea!
Up on the roof: Santa might find rooftops to be a walk in the park, but for the rest of us, they aren’t generally ideal perches. However, if you have a flat roof or a roof with a low slope, you may find it easier to accomplish the cleaning by situating yourself up top. Always use extreme caution, wear non-slip shoes, and never opt for this choice in bad weather!
Scoop, blast and repair: Once you’re ready to start cleaning, follow a simple three-step process to get the most out of the task. Scoop out any debris, blast the drains clean with a high-powered hose, and repair any leaks you may find along the way.

FIVE QUICK AND EASY HOME IMPROVEMENT PROJECTS
Go green: A few changes to the landscaping of your home can make a world of difference! You might want to consider planting some fruit trees in the backyard, adding a touch of color with some bright and unusual flowers, or perhaps finally starting the vegetable garden you’ve always dreamed about.
Add a touch of color: Feeling creative? Why not give the family room, bedroom or bathroom a whole new look? By focusing on the improvement of one room at a time, you’’ll find that what can seem like an overwhelming job becomes fun and simple. Repainting a single room can be inexpensively completed over a single weekend.
Bright and beautiful: Replacing the light fixtures in your house with personally selected pieces can drastically increase your home’s beauty and value. Choose a cohesive look for the entire house, or decorate room by room! The installation of new fixtures is generally a quick do-it-yourself task.
Tile it up: While it might seem like a daunting task, installing new tile in a kitchen or bathroom can be easily accomplished with a little know-how and the right supplies. Your local home improvement warehouse will have everything you need to revamp and personalize the flooring of your choice!

Web Presence - Sell Your House Fast
The Internet has long eclipsed magazines and newspapers as the #1 source prospective buyers turn to when looking for a home. In fact, nowadays over 85% of home searches begin online, making the development of a compelling Web presence a top priority for anyone wishing to sell residential real estate. Studies indicate, however, that presently only 25% of FSBOs use the Internet to market their home.
My name is Rob Madecky, and I’m a Reator for First Weber in Wisconsin, who understands the importance of marketing properties online. As part of my custom-tailored approach to real estate marketing, I create a comprehensive Web presence for every home I list. But don’t worry, much of what I do for my clients, you can do for yourself if you’ve got the time. Here’s some advice to get you started:
Create a custom Web site for your home with the location and possibly a feature or two as the URL (e.g., Palm-Springs_Pool-Home_Big-Yard.com). Make sure your site looks professional and is optimized for search engines.
What should your property’s Web site contain? Definitely include a detailed description of your home and neighborhood, a floor plan, plenty of professional photographs, a map, and of course your contact information. If possible, also include a video tour of your property and perhaps even of your neighborhood. Video footage gives prospective buyers a much better feel for your home than pictures and enables you to zoom in on attractive details that are easily overlooked in photographs.
I hope this information has been helpful. If you have any questions or require assistance marketing your home, please don’t hesitate to give me a call at 262-661-9996 or www.RobMadecky.FirstWeber.com

Rob Madecky First Weber Realtor-Winter Tips To Sell Your House
Lights
Turn them on inside and out to make your home appear more inviting on a cold dark night. Turn them on before you leave prior to showing rather than having the agent and buyer have to find the light switch in each room. Consider putting some spotlights in the front yard to shine on your home, too. Make it stand out on your street.
Shovel/Snowblow
This can be tough to keep up with in Wisconsin because you never know when it will snow, but be sure to keep your walks clear of snow and ice and provide a convenient place to park by clearing the driveway. You may want to consider hiring a service to help with this task. Our Concierge Desk could help you locate a business to provide snow removal service in your area.
Pictures
Put out pictures of your yard taken in spring, summer and fall so buyers don’t have to imagine how great your lawn and landscaping are when they are buried under a blanket of snow.
Winter wear
Hats, scarves, gloves, boots and for many households, snowpants…. Winter wear can clog up your entryway and should be stowed to make a great first impression. Add a rug to the entryway to keep winter mess from being tracked around your home.
Little things like this can make a big difference. Please also review your price with your listing agent. Attend open houses in your area to keep an eye on your competition or search for similar properties at firstweber.com. For more winter homeselling tips, see this RIS media article.
